We love your furry companions and welcome up to two per apartment home. There is a one-time pet deposit of $300 and a $50 monthly pet rent per animal. While we are huge fans of individuality (and the exotic), we have to ask that exotic pals, such as skunks and ferrets, find happy homes with a friend or family member. Please note that we reserve the right to disallow certain aggressive breeds of dogs and aquariums as per our pet addendum.
Our community offers controlled access. Each resident receives a code or fob to enter the building and all other controlled access areas. Guests visiting Modera Morrison residents can be provided with a temporary code for entry.
We have a controlled-access parking garage at Modera Morrison.
Our property offers residents the convenience of a controlled access parking garage. Parking is $225/month. There is one space per home.
We do not offer guest parking spots throughout the community.
We proudly offer an on-site maintenance team. Submit routine requests via your Resident Portal; please allow 48 hours for a response. For after-hours emergencies, call our main number and press 1 to speak with Milly, our virtual assistant, who will escalate it to our on-call associate.
Packages are delivered to the Amazon lockers located inside the package room on the first floor of the main lobby. The package room is can be accessed using your key fob.

At the time of move-in, residents have the option to enroll in our Resident Liability Program at $15 per month. This is the simplest and most cost-effective way to satisfy the insurance requirements of your lease. The resident liability program is not renter's insurance and does not cover personal property contents or liability coverage to third parties (other residents).

At Modera Morrison, one-time fees include a $300 security deposit and a $300 pet deposit. Additionally, there are monthly fees, which include a $15 Resident Liability Program, $225 for garage parking, $50 for pet rent, and $75 for storage.

To make this as convenient as possible, there are several ways to pay rent. Our favorite is through the Resident Portal or Resident Portal Mobile App. Visit the community website and select 'Residents' to login and submit your payment. You can also download the Resident Portal Mobile App on your favorite Android or Apple device to pay your rent. We also accept e-check, MoneyGram, and credit card payments (service fees may apply).
We're also excited to announce that we are now accepting payments with Flex.
With Flex, you choose when and how you pay rent. Each month, Flex splits your rent into two payments: you pay part of your total rent up front and finance the rest with a Flex credit line. You have the flexibility to choose your second payment date to better align with your finances.

Rent is due on the first of the month, with a grace period extending to the third day of each month. Late fees will start on the fifth day of each month.
Please note that listing your rental home on platforms like Airbnb and VRBO is not permitted as per the rental agreement. We appreciate your cooperation in maintaining the integrity and safety of our community.
