|Recommended: NoNot a peaceful place to live — I don’t usually leave reviews, but future residents deserve to know Modera Morrison has declined significantly in just a year. Recent construction began directly beneath my apartment with little to no notice, including loud drilling and hammering starting at 7am, and even 8am on a federal holiday. When I raised concerns, residents were told to relocate if they were “sensitive to noise.” Most people are sensitive to 90–100 decibels of nonstop drilling and hammering, that’s not a sensitivity issue, it’s a livability one. There’s been no real transparency or meaningful support offered during this disruption.
I moved in expecting a livable home, not a daily construction zone. Mill Creek claims to value “Uncompromising Integrity... We take our commitments seriously, and do the right thing. Because without trust, nothing else matters.” But in this experience, that promise rings completely hollow. Subjecting residents to this kind of disruption highlights just how poorly managed and inconsiderate the leadership here truly is.
Unfortunately, the issues extend beyond construction. Dog waste is often left in hallways and tracked throughout the building without ever being cleaned up. Trash rooms are filthy, chutes frequently overflow, and even paying for parking will not prevent break-ins.
The people managing this building show zero compassion for the residents who choose to live here, and it shows.

|Recommended: YesPhenomenal — This has been one of the best experiences I've had in any living situation. The property staff are incredibly welcoming. The maintenance staff are very knowledgeable and respectful. The apartment is luxurious in a minimalist perspective. the view is incredible and has generated a more harmonic peace of mind overall. the amenities are awesome and I would and have recommended a handful of people I know to live here. The only suggestions I have would be to possibly host more community events to facilitate more opportunities to bring neighbors together and possibly a little more efficient response time on the resident contact line.

|Recommended: NoThe leasing staff at Modera Morrison is dishonest, incompetent and hostile. Instead of taking responsibility for their mistakes they will start attacking you. Instead of wanting to smooth things over and solve issues they try to intimidate you into keeping your mouth shut.
Things you should know
Feedback is Forbidden The community manager has stated explicitly she does want to hear feedback about the staff. She told me to leave her office when I said the staff had behaved incompetently. Another staff member told me to GO TO MY HOME And leave her office. Previously she had given me the wrong information and instead of apologizing and correcting it, she implied it was my fault because I asked the question by visiting her office. I should have emailed her, she said.

|Recommended: NoDO NOT MOVE IN HERE — These 1 star reviews sum up everything that is wrong here I wish I could give 0 stars The current staff is just completely incompetent, the leasing agent specifically. If you bring up any of the problems you have she they don’t want to hear that their building could possibly have any flaws. They say they walk the premises daily, however I’ve never seen them out of their offices during the day. Floors haven’t been vacuumed since I moved in on April 6. Outside stinks like dog urine and there is dog feces once I saw an homeless man defecate on the sidewalk everywhere, even the north stairwell and hall going out to Morrison. Bikes are constantly being stolen and the empty promises that they are working as hard as they can to fix the problems is just pure BS. I’ve seen absolutely nothing change. They either fired or “moved” the apartment manager, who didn’t deserve to be in that situation, when it should’ve been the leasing agent who was let go. Don’t fall for their tricks. The courtyard gate is broken and won’t close on its own, therefore it’s left open constantly a problem since I live on the first floor and my door opens to the courtyard . The entire staff is one big friends group, therefore they all gang up on you and tell you that any of your concerns are invalid. Outside you will find anything from homeless people sleeping in the doorways around the building, trash all over the place, urine and feces AND if you’re lucky, maybe your car won’t be broken into or vandalized. Basically what I’m trying to say, is that this place has been nothing but a complete nightmare. Way too much money is spent to live in this absolute DUMP of a building.
|Recommended: NoSomeone has to tell the truth — Place went downhill fast, rude staff, rude neighbors, if you are the wrong skin color you will have a awful experience here, also neighborhood is dirty and stinks sidewalks and courtyard covered in animal urine and feces elevator constantly stinks, man I have honestly never experienced anything like this before and the rent is very high makes zero sense can not wait till my lease is up

Security and safety onsite are not being taken seriously. Multiple thefts and vehicle break-ins have not brought any change to security. Our on-site security' is a person that comes and drives around every once in awhile. With the prolific issues onsite, dedicated security is needed. Attempting to have that conversation with management gets you pushed out of the office and told the cops will be called on you for harassing them.
I don't pay 3000 a month to feel unsafe and have management gaslight me when I try to have concerns alleviated. The maintenance team is unprofessional and has engaged in shouting matches with a resident multiple times when attempting to bring up concerns.
Compound those issues with the regular presence of loiterers, usually drugged up, using the vacant retail suite alcoves as shelters and not being moved unless a resident calls the cops, is unacceptable.

|Recommended: YesGreat building, great amenities, struggling with a few policies — I like the building, location, and amenities.
However, I am going on a week in the building and my 2 teenage children who live with me and are listed as residents on my application, still do not have a means to access the building, elevator, or my apartment without needing me with them. We have a single FOB between 3 of us, the Apps are not reliable and one of them still has no functionality at all. I have requested additional fobs that I agreed to pay for through the leasing team and have been denied and now my emails and messages are now going unanswered. If I do not get access for my children, this week I will have to use the 30-day customer satisfaction out clause. I will have no other choice. My children need reliable access to their home.
